The stage split matters for cash flow: roughly 15% for concept, 20% for design development, 40% for documentation and 25% for the construction stage.

What percentage do architects charge?
Roughly 5 to 15% of construction cost, falling as the project grows and rising with complexity. Fee scales are no longer published in most markets, so it is negotiated.
Why does the percentage fall on big projects?
Because much of the work does not scale with cost. Drawing a 2,000 m² building is not ten times the work of a 200 m² one.
What are disbursements?
Printing, travel, authority fees and sub-consultants passed through at cost or with a margin. Ten to fifteen per cent on top of the fee is normal.
How is the fee paid?
By stage, roughly as split here — a small share for concept, most during documentation, and the rest through construction. The split varies by practice.
Is a percentage fee the only way?
No — lump sums and hourly rates are common. The percentage is a benchmark for setting either, and it is what this computes.
